what is there really to like?
the entire Real Estate industry is a racket..

And is a HUGE source of money for the goverment..
Realtors, Lenders, Title agents, Appraisers all deemed essential during the pandemic.. you cut off that money flow and you halt the whole economy..

you have The NAR which has as much power in the industry as pfizer has in health care..

Large Lenders and Government guidelines control the whole thing..

Look into Corelogic… see how much of the industry they own.. from data mining to the appraisal software..

you can tie almost every aspect of lending back to just a couple big companies..

Its all too intertwined and theres no checks and balances because its so monopolized…

And they’ll use the little guys.. the small business owners like appraisers and small title companies smaller lenders etc to take the fall anytime something goes bad…

i think you listened a little too much to main stream media on that one.. appraisers were the scape goat..

2008 was in large part due to baloon mortgages…

was there a level of pressure on appraisers? absolutely.. Lenders would cut you off their panels if you “killed a contract”

made for a bad combo..

whats happening now has zero to do with appraisers and simple supply and demand.. A huge lack of inventory, astronomical construction prices, low interest rates and desperate buyers are pushing the crazy markets..

I think the government purposefully pushes this realtor vs appraiser toxicity.. The NAR is a very powerful organization with a lot of money…

Appraisers have never united nationally to any substantial level and we are an easy target..

mostly all self employed but literally at the whims of secondary market guidelines and large lenders.

Appraisers are NOT home inspectors..

its the buyers responsibility to get a home inspection..

And appraisers client in a mortgage is the Lender.. (you pay for the appraisal but it is not yours.. its for the Lender)

the appraiser is only looking for repair items required by the loan type.. example FHA - chipping lead based paint if the home is older then 1978

They’d be arrested for unlawful entry, not for not wearing a mask. its important for us to understand the law just as the other side needs to. we can refuse masks, and I will be refusing. but when asked to leave a business or restricted area due to refusal.. that is a legal right of a business to deny service or entrance… But thats ok, I have a feeling these places will quickly fail.. they can pander to the masked.. I think the unmasked will be the majority.

zillow gives an automated Valuation for every property. look up your address. this is an AVM not an actual appraisal though. zillows not often accurate on value.

i disagree... even if lending is revamped, those doing the lending are still going to want a risk analysis and to know what the value is on what they are lending for.

i'm not a middle man. i don't work for the banks, I am hired by them. my job is to give all parties involved an unbiased opinion of value.
