@DoqHolliday : are you thinking about becoming a broker or a lender? I would lean towards cutting out all middle man. Real Estate brokers / Mortgage Brokers / Title etc…

My kids have amazing jobs and still can’t purchase a home. The down payment amount, plus required $ in savings, plus X amount needed for closing cost, HOA (joke in itself), tax & insurance ...its ridiculous! Not including the stack of forms needed.
I remember in our small town, it seemed anyone could own a home if they had a job. Prices were fair and one only needed to be resposible.
