Not sure about Ohio, but in Texas, the mineral estate can be separated from the surface estate. Many Sellers choose to hang on to the mineral rights/estate. The minerals are the dominate estate over the surface here. Upon closing, if the mineral rights or the mineral estate is reserved by a Seller they are separated unless the land buyer is able to purchase them from the current mineral estate owner(s) or heir(s). Sometimes they have long been reserved generations ago.
